Bright Property Finance's services are available to almost any person or entity that has a property that can be used as security.
This includes:
- Individuals - whether employed, self-employed or retired. Not only UK residents but also non-UK resident individuals are welcome.
- Companies - whether private Limited Companies or PLC's. Again not only UK resident but also non-UK resident Companies are welcome.
- Trusts - often properties are held in trusts for tax planning purposes. A trust is often asset rich and cash poor and therefore Bright Property Finance can help trustees re-finance properties within the trust thereby releasing equity for the beneficiaries or for further acquisitions.
- Pension funds - many pension funds hold commercial property and are similar to trusts. Bright Property Finance can help pension trustees re-finance properties held within a SAS or SIPP thereby releasing equity for a variety of uses within the pension fund. New rules from April 2005 will enable pension funds to invest in residential property and Bright Property Finance can help pension funds realise this investment opportunity.
All types of properties are considered. Bright Property Finance can provide short-term finance on the following types of properties:
- Residential private properties - both owner occupied and investment.
- Commercial property - factories, offices and retail units.
- Leisure properties - bars and clubs, restaurants, hotels and fitness clubs.
- Land - for re-development.
- Long leasehold properties - minimum of 65 years remaining on the lease.
